一、 Project Induction 项目简介

In order to align with the global supply chain system upgrade, Festo (China) Automation Manufacturing Co., Ltd. plans to carry out a special fit-out of existing warehouse and auxiliary buildings to meet the storage requirements for new products and the R D office needs of the workshop. This special fit-out project size is approximately 5,023 square meters. After upgrading and transformation of the fire compartments and fire protection systems of the existing buildings, it aims to meet the compliance adjustment requirements for the workshop's technical and auxiliary office areas. The project located at No. 143, Longhu Road, Jinqiao Export Processing Zone, Shanghai. The specific construction work scope includes the fire protection renovation of two single buildings: the main workshop building and the guardhouse with fire pump room. The proposed construction duration is from September 2025 to November 2025.

二、 Project work scope 工作范围/合同涵盖范围

The proposed general contract for the construction of the warehouse fit-out project will be invited and signed. The construction work scope includes the construction and engineering warranty of all contents within the scope of the construction design drawings of the Festo DC East warehouse project. The specific quantity and construction contents are subject to the design drawings.

本次对仓库装修项目进行施工总承包的招标并签订合同。施工范围包括费斯托装修项目工程项目的施工设计图纸范围内全部内容的施工及工程保修等，具体数量及施工内容以设计图纸为准。

三、 Detail Service 服务要求

Festo is looking for a reliable partner who are the interests of the client at all times, in addition to legal and regulatory agreements, but also in accordance with contractual treaties or other individually formed standards to effectively control the entry of materials, construction quality, etc. Comply with Chinese laws and regulations and internal security standards from Festo, and sign EHS agreements before construction; Based on rich experience and knowledge, we can work with relevant parties on the site to provide users with economic and feasible solutions, coordinate various relationships between the supervision department and the surrounding projects, and ensure that the site construction can be carried out legally and smoothly and delivered.

费斯托找寻的是：可靠的**伙伴，无论何时都保护用户的利益，除了法律法规约定，还要根据合同条约或者其他单独形成的标准切实地控制材料进场、施工质量等。遵守中国法律法规以及费斯托内部的安保标准，签订 EHS 协议；基于丰富的经验和知识，同现场相关方一起为用户提供经济可行的解决方案，能协调监督部门及项目周边的各种关系，确保现场施工能合法合规顺利进行并交付使用。

四、 Supplier requests and capability供应商条件和能力要求

1、The supplier shall be legally registered, have the independent legal personality, and at the same time have the Grade II or above qualification of the general contracting of building construction engineering, Grade II of the professional contracting of construction engineering decoration and grade II of the professional contracting of fire protection engineering, and have the safety production license issued by the effective construction administrative department. And have the ability and experience to undertake the project in terms of personnel, equipment and funds;

供应商须合法注册，具备独立法人资格，且同时具有房屋建筑工程施工总承包贰级及以上资质和建筑工程装修专业承包贰级、 消防工程专业承包贰级资质，具备有效的建设行政主管部门颁发的安全生产许可证，并且在人员、设备、资金等方面具有承担本项目的能力和经验；

2、The proposed project manager should hold a Grade II or above registered construction engineer certificate (the registration certificate of the construction engineer must be an electronic certificate and comply with the Notice of Shanghai Municipal Housing and Urban-Rural Construction Administration Commission on the use of the new Electronic Registration Certificate of Grade II Registered Construction Engineer in Shanghai city and the Notice of the Ministry of Housing and Urban-Rural Development on the use of Electronic Registration Certificate of Grade I Registered Construction Engineer in some areas). With effective production safety assessment certificate (Class B), rich experience, strong execution, with certain coordination and communication skills, able to assist in coordinating the surrounding relations, etc., project manager fluent in English, adapt to the bilingual working mode; Cost, safety, construction, materials, quality inspection (quantity) and other personnel should meet the actual needs of the project;

拟派项目经理应持有建筑工程专业二级及以上的注册建造师证（建造师注册证书必须为电子证书并符合《****点击查看**管理委员会关于本市启用新版二级注册建造师电子注册证书的通知》和《****点击查看建设部关于在部分地区启用一级建造师电子注册证书的通知》，具备有效的安全生产考核合格证书（B类），经验丰富，执行力强，具有一定的协调沟通能力，能协助协调周边的关系等，项目经理英文流利，适应中英双语工作模式；造价、安全、施工、材料、质检（量）等人员，应满足项目实际需求；

3、Technical leader requirements must have intermediate or above professional title (construction engineering), more than 10 years of similar experience; 技术负责人要求须具有中级及以上职称（建筑工程专业），10年以上类似经验；

4、The company has rich performance and experience in industrial projects with warehouse (or intermediate warehouse), similar projects in foreign companies, and similar projects in Shanghai, with good reputation and financial status. 企业业绩丰富并有工业带仓库（或中间仓库）的项目经验，有外企类似项目经验，在**区域有过类似项目经验，信誉及财务状况良好。
